Retail Ball Park Home Planning Guide. Home Building Estimates are difficult without a complete set of plans to include structural engineering and a level of finish detail. Included are three methods of ball park pricing. Retail pricing can be negotiable depending upon the builder’s risk, work load and market conditions.
Construction cost estimates (based on conditioned square footage without lot) Square footage pricing can vary greatly, due to design, finish and market conditions. Simple two story homes are usually more cost effective due to foundation and roof cost. Kitchen, bath, porch and garage size effect cost. Levels of finish drive final cost: Examples include entry level $85+ square feet, move-up $105+, semi-custom $120+, custom $135+, luxury $175+. Builders have their own base level of finish per square foot and upgrades, making it difficult to compare apples to apples. Example: Builder A – cabinet allowance $10,000. Builder B cabinet allowance $50,000. Does the builder build to code or code plus? Will the home be more energy efficient, durable, sustainable, healthier and more affordable to maintain? Proper home design should revolve around the balanced marriage of site, form, function, durability and cost. Entry level to luxury we can be your builder.
Retail—Cost Plus Actual cost plus an agreed upon set fee and or percent for profit. Adjustments may be made based upon change orders, actual overhead, supervision, warranty, loan fees, sales fees or set fees. This can be the best value for the customer, since there is less risk for the Builder and you get what you pay for.
Example Home+- (based on type of sq. footage without lot) $135.00 per sq ft. interior space $ 75.00 per sq ft garage space includes paint, drywall & insulation (unfinished $35.00+) $ 65.00 per sq ft covered porch (simple porch $35.00 +) $ 40.00 per sq ft uncovered brick porch (terrace) $ 30.00 per sq. ft Trex type deck $ 20.00 per sq ft treated wood deck $ 12.00 per sq ft. stamped concrete patio or pavers $ 4.00 per sq ft. plain concrete patio, walks and driveways Approximate allowance for selectable trim out (cabinets, countertops, light fixtures, plumbing fixtures, audio per-wiring, appliances, windows, exterior doors, flooring, tile, landscaping, walks, oversize driveways, siding and HVAC upgrades; Entry level 10%, Semi-custom 15%, Custom 20%, Luxury 25%+.
Example of Home without lot +- (based upon all under roof) $120.00+ - per sq ft. under roof. (Square footage includes interior space, garage, covered porches and o/s overhangs)
Example of Entry level Home Construction without lot $ 85.00+ - per sq ft. under roof. (Includes interior spaces, garage, covered porches and overhangs) (Entry) Ten percent (10%) allowance for selectable trim out (cabinets, countertops, light fixtures, plumbing fixtures, audio per-wiring, appliances, windows, flooring, tile, landscaping, patio, walks, driveways, siding and upgrade HVAC.
Variable Buyer expenses or extras: Lot cost, surveys, loan expenses, closing cost, permit and utility fees, lot clearing, sales expenses (Realtor), fences, pavers, landscape lights, elevator, generator, Azek trim, pools, change orders.
Note: If you use living space as a square footage cost estimate, don’t forget foundation and roof type, ceiling heights, kitchen, bath, porch and garage size and levels of finish effect the final cost. Increasing any of the above features will increase the square footage cost. All pricing, square footage and specifications are estimates and subject to change prior to contract.
